The FORTIFIED Roof: what it is and whether it's worth it in Huntsville

Alabama pioneered it after the Gulf hurricanes, and it works just as well against a North Alabama squall line. Here's what changes on the roof, what it costs, and what it saves.

What FORTIFIED is

FORTIFIED is a construction standard from the Insurance Institute for Business & Home Safety (IBHS), the insurance industry's research lab, based on what actually fails in wind events. FORTIFIED Roof — the entry level, and the one that matters most — adds a handful of specific things to a normal re-roof: the roof deck is sealed with taped seams or a full peel-and-stick underlayment so that if shingles are stripped, water still doesn't get in; the deck is fastened with ring-shank nails on a tighter pattern; the edges get wider drip edge and a fully adhered starter; attic vents are rated for wind-driven rain; and the whole thing is checked by an independent evaluator who issues a certificate.

Why it matters in Huntsville

Most roof water damage in a severe storm isn't from the roof blowing off. It's from shingles being stripped and rain pouring through the deck seams into the attic and down the walls — which is exactly what a sealed deck prevents. IBHS's testing and the post-storm surveys in Alabama show FORTIFIED roofs with a fraction of the water damage of conventional roofs in the same wind. In a tornado-season squall line with 70- to 90-mph straight-line winds, that's the difference between replacing shingles and replacing ceilings.

What it costs

On a Huntsville re-roof, FORTIFIED Roof adds about $1,500 to $4,000 — the sealed-deck material, the nails and fastening, the enhanced edges, and the evaluator's fee (roughly $400 to $600). On a 24-square ranch that's a 15 to 25 percent premium over a standard architectural roof. It can be combined with Class 4 shingles, and it works with metal too.

The insurance discount

Alabama law requires insurers to offer premium discounts for FORTIFIED-designated homes, and the discounts on the wind portion of the premium are substantial — carriers publish them by designation level. The state's Strengthen Alabama Homes grant program has historically funded FORTIFIED roofs primarily in coastal counties; check current eligibility, because the program has changed over the years. Even without a grant, the discount alone typically pays back the upgrade within several years, and the designation transfers to a buyer.

How it works

  1. You choose FORTIFIED on the estimate; we build the roof to the standard.
  2. An independent FORTIFIED evaluator inspects at the deck stage and at completion, with photos.
  3. IBHS issues the designation certificate (valid five years, renewable with a re-inspection).
  4. You send the certificate to your carrier for the discount.

Common questions

Can I get FORTIFIED without replacing the whole roof?

No — the sealed deck and fastening happen with the shingles off. It's a re-roof upgrade, not a retrofit.

Does FORTIFIED protect against a tornado?

Against the straight-line winds and the outer bands of a tornado, yes — that's what strips shingles and floods attics on most of the damaged houses. Nothing protects a house in the direct path of an EF3 or above.

Is there a grant in Madison County?
