Roof replacement in Huntsville, done in a day

Architectural shingles over synthetic underlayment, new flashing and ventilation, tear-off and haul-away included — with the cost broken out per square so you can compare estimates apples to apples.

Roof replacement in progress on a brick ranch home in Huntsville with new underlayment and shingles

A roof replacement is the biggest maintenance bill most Huntsville homeowners will ever pay, and the estimates you'll collect are hard to compare because every roofer writes them differently. Ours is itemized by the square (100 square feet of roof), with tear-off, decking, underlayment, shingles, flashing, ventilation and disposal listed separately, so you can see exactly what's included and what a cheaper bid is leaving out.

What's usually left out: replacing the pipe boots and flashing (a "shingle-over" that reuses twenty-year-old metal will leak at the same places the old roof did), ice-and-water membrane in the valleys and around penetrations, and ridge ventilation. We include all three on every replacement because they're what makes the roof last thirty years instead of fifteen in this climate.

What's included

Full tear-off

Old shingles and underlayment removed to the decking, never a second layer.

Decking check

Every sheet walked and probed; rotten decking replaced at a per-sheet price you know up front.

Synthetic underlayment

Plus ice-and-water membrane in valleys, at eaves and around every penetration.

New flashing & boots

Drip edge, pipe boots, step and counter flashing, chimney cricket where needed.

Ventilation

Ridge vent and intake so the attic runs cooler and shingles last.

Cleanup & warranty

Debris hauled, yard swept with a magnet, workmanship warranty in writing.

Shingle options, honestly compared

3-tab shingles are the cheapest and we mostly don't recommend them anymore: a 60 mph wind rating in a county where spring gusts routinely exceed that. Architectural shingles are the standard here — 110–130 mph wind ratings, a thicker profile that hides an uneven deck, and a limited lifetime warranty from the manufacturer. Class 4 impact-resistant shingles cost 20–35% more, resist the quarter- to golf-ball hail that hits Madison County most years, and many Alabama insurers discount the premium for them — ask your agent before you decide. Metal is its own conversation; see our metal roofing page.

Questions we get about roof replacement

How much does a roof replacement cost in Huntsville?

For an architectural asphalt shingle roof, expect $425 to $575 per square installed, which puts most single-story homes between $10,000 and $14,000 and larger two-story homes between $15,000 and $22,000. Steep pitches, multiple layers to remove, and rotten decking push the number up; we show each of those as a line item.

How long does a roof replacement take?

One day for most homes under about 30 squares with a walkable pitch. Two days for large, steep or cut-up roofs. We won't open a roof with storms in the forecast.

Which shingles do you use?

Architectural (dimensional) shingles from the major manufacturers — Owens Corning, GAF, CertainTeed — in the 30-year class, or Class 4 impact-resistant shingles if you want the hail protection and the insurance discount most Alabama carriers offer for them.

Do I need a permit to replace my roof in Huntsville?

A like-for-like reroof on a single-family home generally does not require a City of Huntsville building permit, but structural repairs and work in some jurisdictions do. We check and handle it when it's needed.

Can you replace the roof over the old shingles?

Alabama code allows a second layer in some cases, but we don't do it. A second layer traps heat, hides rotten decking, adds weight, voids most shingle warranties and makes the next tear-off cost double.

How do I know it's time to replace instead of repair?

Shingles that are curling, cracking, missing granules in patches, or shedding into the gutters; multiple leaks in different places; a roof over 20 years old with hail damage. If it's borderline we'll price both a repair and a replacement.
