Roofing in Madison

Roofing for Madison's subdivisions

Thousands of roofs built in the same two decades on the same plans, all reaching the age where hail finds the weak ones. Replacements, claims and upgrades with the HOA packet done.

Roof replacement in progress on a brick ranch home in Huntsville with new underlayment and shingles

Madison grew from a railroad town to Alabama's fastest-growing city in about 25 years, and the roofs show it: mile after mile of 1990s–2010s subdivisions — Clift's Cove, Heritage Plantation, Stoneridge, Edgewater, Lake Forest, Nature's Cove, the neighborhoods off Hughes Road, County Line Road and Wall Triana — with builder-grade three-tab or 25-year architectural roofs now 10 to 30 years old. That's replacement age, and the hailstorms that cross Madison County most springs have been sorting the neighborhoods into roofs that need repair, roofs that support a claim and roofs that just need to be replaced.

Most Madison subdivisions have HOAs with approved shingle colors and a review form; we prepare it. The City of Madison issues permits inside the limits and Madison or Limestone County outside. The 2000s houses also have the ventilation problem — a few turtle vents, soffits not cut in — that we fix on every re-roof. Free inspections, honest about whether the roof needs a repair, a claim or a replacement.

Questions from Madison homeowners

Does the HOA have to approve my new roof?

In most Madison subdivisions, a color and material submission, yes. We prepare it with the manufacturer's sample and the board's form.

My neighbors all got new roofs after the hail. Should I file?

Get it inspected first. Same-age roofs in the same subdivision often have the same damage, but we don't file claims on roofs that don't have it.

Is a Class 4 shingle worth it in Madison?

Usually — Madison County is hail country, the insurance discount is 10 to 30 percent on the wind/hail portion with most Alabama carriers, and the upgrade is under $2,500 on a typical Madison house.

How long does a replacement take?

One day for most two-stories in these subdivisions; two if there's decking to replace.
